The Dawn Beach Princess Condo is located on the top level of the Princess Heights Boutique Hotel and condo complex. The area of Dawn Beach abounds with lush greenery and is one of the islands more quiet and peaceful areas, and at the same time not only is Dawn Beach within walking distance but Princess Heights is within a short drive to numerous other beaches including Orient Beach, Guana Bay and of course Great Bay Beach which is in Philipsburg, the Capitol of the Dutch side.
The complex of Princess Heights has about 55 units in total. The work out room, pool with spa, laundry and on site management office are all amenities which make Princess Heights a desirable accommodation for either a full time owner occupied residence or as an income producer as a long term rental or short term vacation rental.
This one bedroom, 2 bath condo is located on the top floor of the complex. The unit offers panoramic Caribbean views toward the east for sunrises and toward St Barths in the distance. Even though Princess Heights has elevators, this unit has parking on the same level so no need to use an elevator.
As you enter the unit, the fully equipped galley kitchen is the first feature with stainless steel appliances, granite counter tops, a food pantry, ocean views from the kitchen sink and a breakfast bar with 2 bar stools. The dining area is adjacent to the kitchen with a small bistro table and chairs.
The living room area has a reclining sofa, side tables, flat screen TV and display cabinet. From the living room area the flow is through the French doors to the balcony which comes with loungers and a 4 seat dining set. This is where most people would have breakfast , lunch and dinner as the views from the balcony are stunning.
The bedroom is furnished with a Queen bed, side table, dresser and closet, and has a bathroom ensuite. The bath has granite vanity top, bathtub/shower combo and even has a window for ventilation and a nice view.
The second bathroom is a half bath, meaning no tub or shower but this means guests do not have to go through the bedroom to use the facilities.
There is also a second balcony area facing the mountains so lots of options as far as outdoor space goes.
The main advantages of this property are the stunning views, great privacy, tropical tradewinds and breezes due to being on the top level, convenient parking, pool, gym, laundry facilities, security and the high return on investment if used as an income property as well as onsite management.
